City Centre Swabi
The brief
What we were asked to build.
Anchor a high-traffic commercial corridor in Swabi with a structure that prioritises both retail efficiency and long-term structural resilience. Self-developed end-to-end by MCC — site identification, structural design via DQA, construction, and ongoing operation.
The challenge
What made it hard.
Swabi's bazaar corridor is dense, footfall-led, and unforgiving — a plaza that fails to draw 80 independent retailers loses its return overnight. The structure had to support heavy continuous loading from retail fit-out, storage, and customer movement, with column spacing tight enough to deliver economic shop bays but generous enough that no shop felt boxed in. And it had to do all of this on a constrained urban footprint.
The solution
How we engineered it.
DQA specified an over-engineered foundation and a reinforced-concrete frame with column placement planned around the leasing strategy, not retrofitted to it. MCC's site team verified every batch of concrete and every ton of steel — the unseen quality matches the visible finish. We built two full retail floors with circulation and services routed to give every shop equal exposure.
The outcome
What was delivered.
Fully operational since 2025. 80 retail units leased and trading. The plaza now anchors that stretch of the bazaar and is the most visible MCC project in the region.
