The brief
What we were asked to build.
A reinforced-concrete frame structure for the Fazaia Golf Club at Fazaia Housing Scheme, Tarnol — a driving range on the ground floor with a fitness club above. Three storeys plus a mumty crowning the roof, sitting over a semi-basement.
The challenge
What made it hard.
The site sits on difficult sub-grade. A standard pad-foundation approach would have left long-term settlement risk — unacceptable for a public sports facility with daily occupancy. The build also had to integrate two very different programmatic uses on adjacent floors: a driving range with high ceilings and sweep clearance below, a fitness club with floor-loaded equipment above.
The solution
How we engineered it.
DQA specified pile foundations driven into the hard strata to remove settlement risk entirely. MCC executed the RC frame, bracket beams, reinforcement detailing, and the staged build over the semi-basement. The frame carries the driving range on the ground floor without intermediate support, and the upper-floor fitness club loads transfer cleanly through the column grid.
The outcome
What was delivered.
Delivered to the Fazaia Housing Scheme on programme in 2025. Now serves as the dedicated driving-range and fitness facility for the Fazaia Golf Club community.
